Here at Hawaii Moves we want to help you sell your home as quickly as possible and for your full closing price. Over the years that we’ve been in business, we’ve picked up a few tips that we’d like to share with you for closing on a home as quickly as possible.
Set an Early Closing Date
If you have any specific deadlines that you need to meet, it’s best that you set your closing date a few weeks ahead of that deadline. For instance, if you want to close by July 30, then you’ll want to set your closing date for mid-July or ever earlier. One great thing about this strategy is that you won’t have to worry as much if you have to extend the deadline. We also recommend that you select a closing day in the middle of the week when buyers don’t feel as rushed. Closing on a home on a Friday at the end of the month might mean waiting for lenders and companies who are already busier than normal with a mountain of paperwork.
Clear Your Title Quickly
Before you can close on a real estate transaction in Hawaii, your real estate attorney will complete a title analysis and order a title report. It’s best that you make sure the title report is ordered as quickly as possible, immediately after you sign the contract if you can. If there’s any kind of lien on your property, it will need to be taken care of before the transaction can fully close.
Hire an Experienced Appraiser
In order to make sure that your home is valued at its true worth, hire an experienced appraiser who is familiar with your neighborhood. Should the appraiser find that the home isn’t worth as much as the asking price, it may take time for lenders to investigate the situation and figure out why.
Closing on a home can be done quickly and efficiently with the right knowledge and the right real estate firm. Give us a call here at Hawaii Moves at 1-800-735-2100 for more closing tips.
