Aloha! I hope you are enjoying Spring where you are. I am sorry for getting my March Hot Picks out so late. I have been extremely busy. The Market over here is changing!!! There is a lot more Buyer activity and the inventory is down drastically.
Here are some real estate market statistics for the Princeville area. There are currently 31 SFR (Single Family Residences) on the market right now. There have been 17 sell or go under contract in the last 90 days. There are currently 77 condos on the market and 55 have sold or gone under contract in the last 90 days. So as you can see the market activity has increased and the inventory has dropped. 1 year ago we had roughly around 80 SFR on the market, now 31 and we had roughly 130 condos, now 77.
If you are waiting for the bottom you missed it, it already happened. Prices are not rising dramatically but what you can find in a particular price point is changing or disappearing. The days of waiting for the bottom are gone and we are staring to see the, ”I wish I had bought last year” returning. Not that prices have gone up a lot, but you definitively got more home for your dollar last year. This is mainly in part due to the decline in inventory. There still remains a decent amount of inventory out there, some areas have more, some less. But if you are thinking about buying before prices really start to go up the window is starting to close.
Interest rates remain at historic lows. So what are you waiting for? Unless the timing is just not right for you, I do not see any advantage on waiting to buy. Now is definitely the time to jump in.
